Dear Jolly Harbour Community,

We would like to begin by thanking everyone who took the time to complete the property owner survey. It is invaluable feedback and will help us make informed decisions to benefit the community and all its stakeholders.

We are excited to share updates on the development plans for our community during a general meeting – we’ll be announcing the date shortly.  As our plans come to fruition, it will not only deliver a world-class tourism product but will also enhance Antigua’s appeal in the global market. 

As we aim to fulfill our goal of providing improved services to all property owners, we are pleased to announce the addition of some new team members. We hope you will take a few moments to learn about them and how they can assist you.

We are happy with the buzz of activity that comes with the opening of new businesses in the Commercial Centre, including residential development sales, construction and project management services and restaurants. 

As the days get longer and warmer, we look forward to an enjoyable and productive summer here at CDAL and working for you to make our community better each day.

FUTURE DEVELOPMENT PLANS

Master planners are working on the development plans for Jolly Harbour with the brief to create a year round, beachfront resort of international repute.   

The development aims to deliver a world-class nexus for tourism, leisure, entertainment and high-end community living which will enhance Antigua’s appeal on the global stage as a safe and desirable tourism destination. 

The master planners are working with various internationally renowned architects and industry experts on the concept and phases of development which will be focused on areas around the marina.

Following this conceptual master planning, an estimated one year to eighteen months will be required for the next design phases prior to the drawing up of construction documents. 

A Senior Project Director will join the development team soon and he will be based here in Jolly Harbour working on the future development plans.  He will also assist in the community’s current planning procedures and contractor management.

This dynamic group is equipped and ready to satisfy the growing needs of our community and you, our property owners. Ensuring that we have the right team members in the right areas is a part of our deep commitment to providing you with the best level of service.

We would also like to introduce Miss Jafrica Jacobs who recently joined our team as Homeowner Liaison. This role will act as the main point of contact for property owners concerning any issues, feedback or suggestions. Over the next few weeks, Jafrica will be getting in touch with you to ensure that our database is updated with your contact details. Should you need to contact her, her email address is [email protected]

During the last few weeks, we’ve been excited about a few new businesses opening their doors.

THE GARDENS ANTIGUA

The Gardens is a residential development of 36 plots on Harbour Island. Twenty-eight interior and eight waterfront plots are offered with a full turn-key package including construction, furnishing, landscaping, management, and rental solutions.

TREE MANAGEMENT ON JOLLY BEACH

We would like to announce that CDAL, in partnership with the Forestry Division, will be planting coconut palms on Jolly Beach. These trees are being donated by the Government of Antigua & Barbuda to restitute the pending removal of two Australian Pines (Casuarina Equisetifolia), that are scheduled to be felled by our grounds team.

The decision to remove these two trees follows a recent audit by the Forestry Division, which identified them as hazardous to the beach environment.

To be specific, the findings of the audit concluded that the impact these trees have on the local biodiversity is of such negative proportion, they must be classified as a highly invasive and aggressive threat. 

Further, this plant alters native plant communities through several means:

1) It is extremely prolific and produces thousands of seeds annually inhibiting native plants with rapid growth and dense litter accumulation.

2) Studies have shown that allelopathic properties found in the seeds and leaves of the tree, can limit, and eliminate the germination of some native vegetation.

3) The removal of native vegetation such as Sea Grapes can lead to sand dunes, which can lead to erosion of the coastline.

In short, the trees affect the health of other trees and plants while suppressing adjacent trees of better quality.

The donated palm trees will be initially planted in the CDAL nursery until they are strong enough to be moved to the beach and we can be assured of their survival.

OTHER NEWS

NURSERY

We have started to re-establish the nursery.  We have planted Bougainvillea cuttings and Desert Rose.  We will work hard to build up a good number of spare plants that can be used to improve the community and also to replace the Bromeliad plants that collect water and can lead to mosquito breeding.


POOL 

We have completed the installation of shade over one end of the swimming pool and are currently working on the other side.

Additionally, a majority of homeowners indicated their support in the recent survey for providing swimming lessons at the pool. We are now in discussions with a swim school and hope to introduce lessons in the coming months.

PAINTING UPDATE

Over the last few months, we have received feedback regarding the paint colors chosen for the villas.

There was divided opinion on almost every villa block so we put it in the survey to establish whether the majority preferred the original Caribbean colours or the more neutral colours introduced in recent years.

The majority expressed a preference for the neutral palette.  With this information in hand, we will recommence the painting of the villas, with those most in need prioritized.

We will consult all owners per villa block and ask you to vote for the colour you prefer, there will be three neutral choices.  The majority choice will be the one used.  If it is a 50 / 50 vote, CDAL will choose the colour.

We will contact you in advance to advise when the painting will start and what colour has been selected.


STRAY CATS AND DOGS IN JOLLY HARBOUR AND ON THE BEACHES

Dogs and Cats of Antigua is a nonprofit organization that, in addition to educating and promoting positive animal relations, provides medical care, and facilitates local and international adoption. CDAL is not only keen on assisting them in their mission; we are also working with them to minimize the number of stray cats and dogs roaming our community. But we need your help!

Many people are natural animal lovers. However, feeding stray cats and dogs not only perpetuates an already-existing problem in our community but also creates a breeding ground for rodents. We are encouraging you to play your role by dropping off donations of unwanted pet food, pet toys or pet carriers at the CDAL office, for the Dogs and Cats of Antigua team. 

Financial donations can also be made at the CDAL office or the drop box outside the Commercial Centre office. Please be sure to place any cash in a sealed envelope and mark it clearly, Dogs and Cats of Antigua.

If you are interested in being a travel buddy to a newly adopted dog or cat on their way to a new home in Canada, let us know and we will put you in touch with them.
